A neighborhood developer has a corner plot of land under contract in The Nations, with plans to bring a mixed-use development to 51 st Avenue North.
Michael Kenner, of MiKeN Development LLC, has a corner under contract at 51 st and Illinois Avenue. His preliminary plans, presented to a neighborhood group this week, call for 20 residential units and 2,000 square feet of retail.

Kenner expects to close on the property within 30 days and said he will present a revised plan to the community once more before filing plans with Metro.
If the project moves forward, it would add more retail to the growing 51 st Avenue corridor, which counts The Stone Fox and BarreAmped fitness studio as tenants. A coffee shop, a restaurant/wine bar from the owners of the original Rumors, and an outpost of 12South Taproom called the 51 North Taproom and Grill are all in the works.
As it stands now, Kenner’s project calls for a mix of live-work and loft-style units, ranging from 450 to 700 square feet, with a total of 28 mostly off-street parking spots. Kenner hopes to make the units affordable, priced between $135,000 and $175,000, but doesn’t plan on putting any deed restrictions in place.
(Kenner is working on a 102-unit development nearby in Charlotte Park that would include deed restrictions on a certain number of units.)
Deeper into The Nations, at 60 th and Morrow, Kenner is planning a mixed-use development made out of shipping containers. The project, which is in the design phase currently, calls for roughly 19 residential units and 1,800 square feet of retail.
Kenners tapped Smith Gee Studios and SG Blocks, the same company building the OneC1ty shipping containers, to design and build the development.
